Design-Build allows a construction client, or Owner, to enter into an agreement with ZCC to support and direct all aspects of a construction project from initial schematic design to project close-out. The cost/time saving advantage to Design-Build over traditional bidding is that both blueprint and construction phases are generated by a single organization: ZCC.
As the design progresses, the specialized knowledge of the ZCC construction professional becomes an invaluable tool for the "in house" architect to utilize at his or her discretion. This collaboration of form + function becomes a potential cornerstone of quality architecture. At the same time, direct involvement on the part of the builder encourages maximum efficiency from the project's primary but limited resources of labor, money, materials and time.
One further advantage of DB is that by allowing both design and project management to occur under one roof, a project can begin prior to the completion of contract drawings. This unique process is not without its excitement and is known throughout the industry as "fast-tracking."
