This is a “service-oriented” concept that encourages a “team approach” to the construction process. The goal of Construction Management, or CM, is to save time and overall project cost. A typical ZCC CM team consists of Owner, Architect and Construction Manager working together from initial design phase through field construction to final project close-out.
For many commercial clients CM is preferable to GC since all project line-item costs are presented to the building team in “open book” fashion. With CM there are no hidden costs. GC overhead and profit is effectively eliminated, the resulting project savings reverting entirely back to the Owner.
